What Happens When Your Broker Can't Help?

If you go to a broker and get declined there isn’t any firm I know of, who then refer you onto other mortgage brokers. They often put the blame onto you as clients.

Quite often though, the reason for not being able to obtain a mortgage isn’t because you aren’t able to get a mortgage. It’s that the broker you’ve spoken to may not have access to the right lenders for your circumstances or some advisers may focus on an immediate sale and may not explore all the options available and move on, especially if your situation requires more time or expertise.

At Muuvin I work with my clients and provide guidance to get you to a point of being mortgageable. Some clients I’ve worked with over years before getting them into a property.

Sometimes the reasons for a decline are outside of the brokers control, they may have a limited panel, restricted advice permissions or in other cases, it may come down to a lack of experience or attention to detail.

Why Understanding Criteria Matters

Knowledge of Lender Criteria Can Change Everything

Understanding lenders criteria is crucial in your success to getting on the property ladder. Take CIS contracters for example, a lot of lenders will treat you as self-employed which means they look at your net profit declared on your tax return. However some lenders will take your earnings from the contract which is prior to expenses.

If I go to a lender and key you as self-employed they may decline you. They won’t turn around and say “Dan key them as employed and it will go through”. The reliance is on me as a broker understanding the lenders criteria and how they interpret your situation. This is just 1 example though amongst many.
